The proposed new extension to the rear of the existing house consists of an open plan living space on the ground floor and additional bedroom on the upper floor with an en-suite bathroom and walk-in robe.

While simple in its design and appearance, the extension provides a dynamic interplay of external and internal spaces; visually connected but sufficiently isolated to provide independent living zones. This arrangement increases the usable amenity of the site and adds value to already significant period property.

The upper storey is adequately screened to insure that there are no overlooking issues. The main master bedroom window is to the west and partially obscured/ screened to limit overlooking of the next door property. This is supported by the proposed extensive additional planting on the boundary.

External finish on the ground floor is predominantly a weatherboard cladding proposed to match the existing. The upper floor of the extension is proposed to be light coloured render. This will diminish the appearance of the upper level and provide a refreshing contrast to weatherboard.
